I just want to get any feedback from former students and/or current appraisers about this online/correspondence shcool. I plan to take the Appraiser course in CA. Would it be a good investment in the long run? And would you recommend this school or any other school?
I haven't taken any Allied courses, but know a couple people who have. I hear that their appraisal licensing package (75-hour course plus 15-hour USPAP) is okay...pretty easy and at a decent price. I'm not sure if their package meets the new education requirements that will become effective January 1, 2008 (if you haven't started your coursework yet, you'll likely have to abide by these new requirements. If I were you, I'd check with Allied to see if they're offering licensing packages that meet the new education requirements. It'd be wretched for you to go through their coursework only to find out later that it doesn't meet the new requirements!
Another note on their courswork...I hear their upper level appraiser courses (like Income Property Valuation) are absolutely horrible! They deal with difficult appraisal concepts with little or no support from Allied (they don't have much in the way of support staff who knows this upper level coursework). In addition, I hear they teach advanced appraisal formulas algebraically (instead of on the calculator), making it even more difficult to learn the coursework.
I personally prefer Appraisal Institute classes (http://www.appraisalinstitute.com/) They're taught by experienced appraisers who know the coursework and I know for a fact that they are making steps to comply with the new education requirements. In addition, most students are in the appraisal field and it is a great way to network. It may cost a bit more, but I personally feel it is well worth it for the quality and networking opportunities.
I'm trying to do something with my life, and I have narrowed my interest down to these three topics.
Which one do you think I should pursue?
Which one would be the best career choice? And, why?
Which one would I have the best chance to get a steady job in?

Anybody can go to school for appraisal, but then you need to find an apprenticeship that will last about a year and a half before you can be licensed to be on your own. The required education will cost about $1,500.00. Some people have found it impossible to find an apprenticeship. Just some things to consider. By the way, good appraisers are always in demand.

You should go the the Appraisal Institute. Their website is www.appraisalinstitute.com. They have the best education for prospective appraisers. Check out your state licensing board for requirements to become an appraiser.
We just bought a home and we are trying to refinance. We now must (still) own 20%, so the bank had an appraisal done. The appraisal showed that our home's value decreased.
So, we disputed what the appraisal found by supplying the bank with 3 other homes that had sold within a mile of our home and within the past six months.
They dismissed each of our submitted homes because they were each not in the same town or the same school district as our home.
For example, we are in: Town B/School District A. We submitted homes in Town A/School District A & Town B/School District C.
Town B/School District A is a very small area with this combination.
Each was within about a half-mile from us, within the past 4 months.
How come my home's value is different because we live on the border of another town and on the border of another school district?
(Also, the school district we are in (A) is rated #1, so the homes in the same town as us, in a different school district, should be valued less than our home.)
Is this right? Nowhere in the appraisal is there a category for "town" or "school district"...
Not only are you too far away, that is too long to.
The biggest factor to location is the school district. This is especially true in CA, where some are so highly desirable that there can be a 200-300k difference with a house on the next block if the district line is close. This is also why moving those lines is a hotly contested issue, it is not just the education that is effected, but the families financial status as well.
You need to stick within your city and school district, and ideally within a quarter mile. The same builder is preferable, but not always possible. As far as time goes, 2 months is about as far back as they will go unless there were absolutely no sales at all. If they can't come up with 3 in your town and school district some banks will settle for 2.
